What you will be doing:

  • Establish and perform preventive and corrective maintenance on HVAC systems, scrubbers, boilers, chillers, air handlers, pumps, compressors, and mechanical support equipment. 

  • Experience supporting maintenance and repair of facility plumbing systems including PCW, domestic water, wastewater, drain systems, valves, associated piping (a strong plus). 

  • Inspect, troubleshoot, and repair mechanical components including belts, motors, bearings, valves, actuators, fans, and piping systems. 

  • Conduct routine rounds and equipment performance checks to ensure proper operation. 

  • Monitor and adjust building management systems (BMS) to maintain optimal temperature, airflow, humidity, and energy efficiency. 

  • Start up, shutdown, and calibrate mechanical systems in accordance with operating procedures. 

  • Support mechanical system commissioning, validation, and performance testing. 

  • Maintain all mechanical systems in compliance with applicable codes, standards, and regulations (ASHRAE, OSHA, local mechanical codes, etc.). 

  • Keep accurate maintenance logs, equipment histories, and documentation using CMMS tools. 

  • Follow lockout/tagout (LOTO), confined space, and other safety protocols. 

  • Diagnose mechanical failures using technical tools, schematics, test equipment, and system data. 

  • Respond to facility work orders and emergency calls related to system performance issues. 

  • Recommend improvements or modifications to enhance equipment reliability. 

  • Support mechanical infrastructure upgrades, retrofits, and equipment installations. 

  • Collaborate with technicians, engineers, contractors, and vendors on maintenance activities and repairs. 

  • Assist with facility shutdowns, system integrations, and equipment lifecycle planning. 

 
What you must have:

  • 3+ years of mechanical maintenance experience in industrial, commercial, or manufacturing facilities. (semiconductor industry is preferred) 

  • Strong working knowledge of HVAC, pumps, hydronic systems, compressed air, piping, and mechanical utilities. 

  • Ability to interpret mechanical drawings, schematics, and manuals. 

  • Experience using CMMS work order and asset management systems. 

  • Experience of working in the Central Control rooms as an operator.  

Physical Requirements 

  • Ability to work in various weather conditions and awkward positions. 

  • Ability to lift up to 50 lbs and work in mechanical spaces, rooftops, and equipment rooms. 

  • Exposure to sharp, hot, and cold equipment.  

  • Must be medically qualified to wear a respirator. 

  • Ability to climb ladders, work at elevation, and in confined spaces with PPE.
