Overview:
We’re partnering with a well-established commercial construction organization seeking an experienced Project Manager to oversee projects within their Doors, Frames & Hardware (DFH) division. The Project Manager is responsible for the full lifecycle management of commercial construction projects involving doors, frames, and architectural hardware packages. This role manages projects from contract award through final closeout, ensuring submittals, procurement, scheduling, installation coordination, and financial performance are executed efficiently and in compliance with contract documents. This individual serves as the primary point of contact between general contractors, architects, suppliers, installers, and internal teams, ensuring projects are delivered on schedule, within budget, and to specification.
What you will be doing:
Project Setup & Contract Review

Review project contracts, specifications, and architectural drawings.

Identify scope requirements related to doors, frames, and architectural hardware.
-
Conduct project kickoff meetings with estimating, detailing, purchasing, and field teams.
-
Confirm project scope, schedule requirements, and special conditions.
-
Identify potential risks, exclusions, and scope gaps.
Submittals & Documentation
Manage preparation and submission of:
-
Door schedules
-
Frame submittals
-
Hardware schedules
-
Shop drawings
-
Product data and cut sheets
Additional responsibilities include:
-
Coordinating with hardware consultants, architects, and general contractors for approvals.
-
Tracking submittal approvals and revisions.
Procurement & Vendor Coordination
-
Release purchase orders for:
-
Hollow metal frames
-
Wood or metal doors
-
Architectural hardware
-
Specialty items (electrified hardware, access control components)
-
-
Coordinate with suppliers and manufacturers to ensure timely production and delivery.
-
Monitor lead times and proactively mitigate supply chain risks.
Project Scheduling
-
Coordinate project timelines with general contractors.
-
Ensure materials are delivered according to installation schedules.
-
Work closely with field installers to ensure proper sequencing of work.
-
Monitor critical path items related to door openings and hardware installation.
Field Coordination
Support installation teams by providing:
-
Approved hardware schedules
-
Door and frame details
-
Installation instructions
Additional responsibilities include:

Conducting job site visits as needed.
-
Resolving field issues including:
-
Opening conflicts
-
Hardware substitutions
-
Coordination with other trades (electrical, access control, glazing).

Financial Management
-
Track project budgets and maintain profitability.
-
Manage change orders and scope revisions.
-
Review vendor invoices and approve payments.
-
Prepare and submit progress billings.
-
Monitor job cost reports and identify potential cost overruns.
Change Orders & RFIs
-
Prepare and submit RFIs to clarify project scope.
-
Price and negotiate change orders.
-
Maintain documentation of scope modifications.
Quality Control
-
Ensure materials and installation comply with project specifications.
-
Verify correct hardware sets and door/frame configurations.
-
Coordinate completion of punch list items.
Project Closeout
Prepare closeout documentation including:

Warranty documentation
-
Final hardware schedules
-
As-built documentation
-
Operations & Maintenance (O&M) manuals
Additional responsibilities include:

Ensuring all punch list items are completed.
-
Finalizing project billing and retainage release.
What you must have:
-
3–7+ years of construction project management experience.
-
Experience with doors, frames, and architectural hardware strongly preferred.
-
Ability to read and interpret architectural drawings and specifications.
-
Familiarity with CSI Division 8 – Openings.
-
Strong organizational and multitasking abilities.
-
Excellent communication and coordination skills.
-
Proficiency in Microsoft Office and construction management software.
Nice to have:

Knowledge of electrified hardware and access control integration.

Salary/Rate Range: $80,000 – $130,000+ base salary depending on experience
