What you will be doing:
Communication

Maintain a professional and courteous relationship with residents, staff, and vendors.

Your community manager is responsible for everything that happens on your property. Make sure to communicate and receive approval on all aspects of your work.

Cultivate a productive working relationship with coworkers. Both provide input and take suggestions on ways to constantly improve our communities.

Your Community Manager may ask you to help coordinate with vendors and oversee projects. Always remember to take time to communicate daily to ensure that each project is on track.
Resident Communication

Always perform your work and interactions with residents within the guidelines of equal housing.

Maintain good relationships with our residents. However, if a resident becomes combative, politely excuse yourself and contact the manager.

Do not engage with violent residents. Remember, we are not the police. Your role is to provide maintenance for the community.
Community Common Areas

Clean common areas of the community daily to maintain a high level of cleanliness and organization.

Ensure that the community's curb appeal is maintained by keeping common areas clean and tidy, which can attract new residents and help retain existing ones.
Equipment and Tools
-
Maintain and store all equipment and tools owned by the community.

Ensure that either the lead or manager is aware of the whereabouts of these assets if multiple technicians are on site

Do not allow equipment and tools to leave the community without permission from the manager. Your lead or manager may want to implement a check-in and check-out system for tools and equipment.
Work Orders

Prioritize work orders based on urgency, giving top priority to safety issues and anything that could cause damage.

Communicate effectively with residents regarding their work orders, setting realistic expectations and avoiding overpromising and under delivering.

Provide accurate timelines for completing the work and keep residents updated if there are any delays or changes to the schedule.
Home Refurbs

Refurbish used homes as needed, which involves utilizing basic carpentry, plumbing, and electrical knowledge.

Willingness to learn and undergo training or seek advice for unfamiliar aspects of carpentry, plumbing, or electrical work.
Preventative Maintenance

Oversee the maintenance and safety of community-owned homes

Ensure the upkeep of community assets for the benefit of residents
Cost effective productivity and time management

Create and maintain a comprehensive list of supplies needed for multiple projects to minimize trips and save time.

Purchase commonly used items in bulk to save money and reduce expenses on an ongoing basis.

Such as light bulbs or plumbing fittings in bulk. This can save up to 50% over buying individually.

Continuously seek opportunities to optimize maintenance budget and ensure efficient use of resources.

Prioritize tasks and focus on completing one job at a time to increase productivity and avoid delays.

Foster a culture of organization and effective communication to streamline operations and improve overall performance.
Documentation

Ensure all work orders, damage/accident reports, and resident confrontations are properly documented.

Take clear and detailed pictures to support the documentation process.
